PLANNING BOARD AND BOARD OF ADJUSTMENT
PUBLIC HEARING
Notice is hereby given that a joint Public Hearing of the Planning Board and Zoning Board of Adjustment will be held on February 10, 2010 at 7:00 pm to hear an Application for Subdivision and Special Exception from Robert T & Carolyn Trosky, 7907 Pocahontas Ave, West Tampa, FL 33615.
Application for Subdivision: The applicants’ proposed subdivision contemplates the creation of a 10.26 acre back lot that would be accessed by a common driveway running from New Boston Road .
Special Exception from Section III. Article l 2.d. (1)… “Streets, roads and other access ways and utility rights of way easements, including power lines and pipe lines if essential to the productive use of land not so zoned and if so located and constructed as to minimize any detrimental impact of such uses upon the wetlands
And
Section III, Article I 2.e (3)…. “No construction or ground disturbance shall occur within twenty-five (25’) feet of the wetland areas defined in this article, except for those items listed in Section D of this Article. This twenty-five (25’) foot buffer zone shall be parallel to and surveyed from the edge of the wetland on a horizontal plane, for the purpose of protection the buffer zone shall be subject to the same regulations that apply to the filling and uses of wetlands.
In February 2007, the Board of Adjustment granted a Special Exception limited to a single-family residence. This application would be for a driveway to service two single-family residences.
Property is located on the New Boston Rd, Greenfield, NH lot R7-21-2.
